Boundary Surveys
What is a boundary survey?
A survey attempting to re-locate existing property lines of a parcel of land. In general,
the survey includes research of existing records, an on the ground investigation and the taking of
measurements in the field, as well as data computations and an evaluation of the evidence gathered.
Typical end products include: a boundary survey plan capable of being recorded at the appropriate Registry
of Deeds and displaying the surveyor’s professional opinions; an updated survey grade description of the
parcel surveyed (for potential use in a future conveyance of the parcel); and the setting of monuments at
corners of the parcel surveyed (to replace those that are missing or where otherwise deemed appropriate by
the surveyor). Apparent encroachments over the boundaries of the parcel by others (when noted), and
existing easements of record are typically noted or delineated on the plan when feasible and well defined.
A written survey report of the surveyor’s professional opinions and findings may accompany the plan when
